Terms and Conditions

These Booking Conditions form the basis of your contract with us so please read them carefully.  Nothing in these Booking Conditions affects your normal statutory rights.

Making your booking

Bookings can be taken online, email or telephone.

If you have secured your booking with a deposit (20%) the balance is due 4 weeks before your arrival.

Your accommodation

You can arrive at your accommodation after 14:00 hours on the Arrival Date of your holiday and you must leave by 10:30 hours on the Departure Date. If you require early/late check in/out this can be arranged with advance notification.

On your arrival, you will be met by the proprietors who will issue you with your keys and show you around the accommodation and immediate area. If possible please inform us of your estimated time of arrival, if you are delayed please contact us as soon as possible so as we can ensure you can gain access.

If you fail to arrive by midday on the day after the Arrival Date and you do not advise us of your anticipated late arrival, we may treat the booking as having been cancelled by you.

Cancelling or amending your booking

Grace Period - We will waive any cancellation fee 24 hours after booking.

If you cancel your booking less than 4 weeks prior to the arrival date, we reserve the right to retain;  

If you cancel your booking with less than 1 week prior to the date of arrival and including all non-arrivals we reserve the right to retain the;

In these circumstances, we would refund the Rental if you could secure an alternative booking for the property. Please note, all discounted rates are not changeable or refundable.

If we cancel or amend your booking

We would not expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or, very occasionally cancel bookings.  

If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the balance of any money you have paid us.

Your obligations

We reserve the right to terminate your booking immediately without being liable for any refund or compensation if your unacceptable behaviour causes a disturbance or nuisance to other guests.


We do allow dogs in our accommodation however this must be arranged in advance. With consent from the proprietors a detailed pet policy can be forwarded to you for your perusal (or click here)


Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.

It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified.

If any complaint cannot be resolved during your holiday, you must write to us with full details within 28 days of the end of it.


Smoking is not permitted in any of our cottages, damage caused or cleaning required because of smoking in cottages will be charged a minimum of £100.

Caring for your safety

Please remember when you stay in unfamiliar surroundings you must take special care of yourself and family; Check the layout of the building so in an emergency you can escape quickly and easily.  Check the location of fire extinguisher and fire blanket and read the instructions of their use. If you are unaware of how to use any electrical appliances, please ask the owners.

As we are situated close to a river we would emphasise that stringent safety precautions are taken for yourself and others if walking nearby.

Any car parked in the car park is left there entirely at the owner’s risk. Ddol Issa Farm will not accept any responsibility to theft, damage, or fire or if your car is blocked in by other guests.

All activities taken during your stay, on site, are undertaken at your own risk.
